When reflecting on the experiences I've had rehabilitating historic homes in the Near South Neighborhood, a range of emotions rise up in me. Pride in the accomplishment, the love of history and the warmth I feel reflecting on great memories of raising a family here. I always wanted to "save" these grand old historic homes from the ravages of time, the wear & tear exacted upon them from tenants and owners that didn't always keep the history of the home intact.
I chose the Near South Neighborhood while a student at UNL, living in my first apartment at 1935 C Street (now “de-converted” back to a single family home). I picked that location because of the great street, but mostly because I could easily bike to campus and downtown. Ever since that time I've invested my money, time and emotions in what I consider one of the finest historic areas of Lincoln.
My requirements for picking a house to renovate have always been relatively simple...find a cool, old house that's been turned into a duplex, triplex or 8-plex and de-convert them, returning them to their former glory as a single-family home. My current project home is at 1651 S. 23rd. When I purchased it in the fall of 2016 it had been used as a triplex. I've found that not only does it make my soul happy that I've de-converted these homes, but there is an economic benefit from buying them as multi-unit properties and de-converting them...typically they simply hold more value as a single-family than they do as an investment property. That necessary fact has been not only fortunate but has wound up funding the next great, needy old house project......it's a disease, really.
I've learned many great skills, pulled out my share of hair and more than a few times regretted starting yet another project. But ultimately, I believe in the neighborhood, the cause and the people. It's diverse, it's quirky, it's historic, it's beautiful....and it's home.
